Ajman logs AED3.31bn in Q3 valuations as commercial assets dominate
The emirate processed 738 valuation transactions in the third quarter, with commercial property taking the largest share at more than AED2 billion.
Valuations handled in Ajman during the third quarter of 2026 totalled AED3.31 billion ($901.2 million), spread across 738 transactions, the emirate's Department of Land and Real Estate Regulation said.
Commercial property took the biggest slice of that activity. The segment produced 102 valuations with a combined value above AED2 billion, close to two-thirds of the quarterly total from roughly one in seven of the files processed. Residential assets ranked second at AED677 million, and industrial property followed at AED278 million.
Golden Visa applicants generated a substantial share of the work. Valuations attached to 414 such applications carried a combined value of more than AED981 million. Another 165 valuations covered individual units inside real estate projects, together worth AED130 million.
Eng. Omar bin Omair Al Muhairi, the department's Director-General, said the quarter's figures pointed to rising demand across market segments and described them as evidence of varied investment activity in Ajman's property sector.
The quarter followed a busy first half. Ajman booked 6,815 real estate transactions in H1 2026 exceeding AED10.8 billion, as counted by the Ajman Real Estate Index. Trading deals made up 5,435 of those at AED7.64 billion combined, and the single largest sale sat in Al Amera at AED215 million. Mortgages numbered 969 and passed AED1.88 billion; the biggest was AED123.5 million in Liwara 1.
At project level, Emirates City drew the most trading, ahead of City Towers and Ajman One. Among neighbourhoods, Al Helio 2 led, followed by Al Helio 1 and Al Zahia.
Al Muhairi said the market had held a positive course, pointing to sector strength and available investment opportunity. Real estate, he added, still anchors Ajman's economic growth and its standing as a destination for capital.
Valuations are the quiet step before a mortgage is written, a title is transferred or a residency file is opened, so the mix inside a quarter says something about who is buying. A period weighted that heavily toward commercial assets suggests business formation is pulling demand alongside end-user home purchases.
Elsewhere in the UAE, Abu Dhabi's property market kept climbing through Q3 2026, with apartment prices up 24%.
