Bayut has introduced AI Search, a property tool that understands plain English. It is live now for users in the UAE. The company says it is the only property portal in the country offering AI-powered conversational search.

Instead of filling out a dozen filters, a buyer can type 'two-bedroom apartment in Dubai Marina, sea view, under AED2 million.' Or 'family villa in Dubai Hills, private garden, room for a home office.' The system parses those combined demands and returns relevant listings. It can also interpret less structured wording: a budget range, a commute preference, a need for outdoor space. The interface is built to accommodate the loose language people actually use when describing a home.

That parsing is what separates this from a keyword search. Most listing databases treat bedrooms, budget, and location as separate fields; AI Search treats them as part of one living question. Then it lets users keep talking. Follow-up prompts adjust the location, the budget, the property features, even lifestyle expectations, all without forcing a restart. A buyer who begins with a Dubai Marina apartment can narrow to a specific tower, or widen to include Jumeirah and Palm Jumeirah, by phrasing that change as a sentence. The search unfolds like a conversation rather than a transaction.

The feature sits alongside Bayut's existing search tools rather than replacing them.

Muneeb Farrukh, vice president of product at Bayut, said property search is personal in a way that filter stacks fail to capture. People think about lifestyle and features, he said, not about a series of dropdown menus. AI Search lets them say what they need and refine while they explore. Farrukh tied the feature to a broader technology journey at the company. Bayut has already built TruEstimate for property valuations, BayutGPT for in-portal assistance, and property search within ChatGPT. The wider ecosystem includes Dubai Transactions, which exposes recorded sales activity, and TruBroker, which identifies agents with demonstrated market experience.

Bayut calls itself the UAE's leading property portal, and the launch feeds Dubizzle Group's strategy around AI, technology, and data. The timing matters. The H1 2026 Market Report, published by Bayut earlier this year, found Dubai's residential market resilient. When demand holds steady, portals compete on convenience. A conversational search that shortens the distance from idea to shortlist gives Bayut an edge over rivals that still lean on rigid forms.

The bigger effect may be data. Every follow-up prompt carries a signal: how far a buyer will bend on location, which features get sacrificed for budget, which listing survives a second look. Fed back into TruEstimate and TruBroker, those signals sharpen estimates and agent recommendations. AI Search is a new way to find a home. It is also a way for Bayut to learn how the UAE thinks about them.
