OSUS, a Saudi real estate developer, has launched OSUS Residences, a branded residential project inside its OSUS EYE development in Riyadh. It is being delivered in partnership with Curio Collection by Hilton, and combines upscale living, services and hospitality in one integrated experience.
The residential component takes the form of a tower that rises 26 storeys and covers 30,224 square metres. It holds more than 200 fully furnished units, designed to offer buyers a variety of residential options. OSUS said the units are available for sale.
RMJM, the international architectural firm, contributed to the tower's design and architectural vision. OSUS led the overall development vision.
Amenities are spread through the building:
- A suspended swimming pool
- A yoga studio
- A fitness center
- A majlis
- A cinema
- An indoor children's play area
- A multipurpose room
Hospitality services sit inside the residential offer rather than alongside it, an arrangement that follows from the Hilton brand tie-up.
OSUS unveiled the project at an exclusive event held at the OSUS Sales Center. Guests were introduced to the development through a scale model and a show apartment, while a dedicated film set out the project's vision and key features.
OSUS EYE is a mixed-use development that brings together residential, hospitality, office, entertainment and service facilities. Construction has begun on the wider scheme, which OSUS describes as a '10-minute city'.
The launch widens the developer's residential portfolio and extends its work on branded residences in Riyadh.
What the Curio tie-up gives OSUS
Branded residences let a developer sell against an operator's service standards instead of a plain apartment block. The hotel company puts its name on the building and takes on the running of services; the developer keeps the sales proceeds. Curio Collection by Hilton is a soft brand, which means each property keeps its own identity while drawing on the parent group's booking and loyalty reach. That suits a tower OSUS wants to read as distinct from the apartments around it.
Inside OSUS EYE, the residential tower sits among offices, hotel space, entertainment and services, so residents, guests and office workers share one address. The point of that structure is to keep activity on site across the day instead of letting it drain away after working hours, and to give buyers a reason to treat the tower as a place to live rather than only to hold.
How that lands at the sales desk depends on how buyers in Riyadh weigh a Hilton-affiliated address against the alternatives open to them. Pricing, handover timing and the depth of the service promise will decide whether the branded premium holds once the show apartment closes and the tower has to stand on its own.
