ELEVATE Reveals AED50 Million Mondrian Beach Villa on Al Marjan Island
The five-bedroom duplex is the last remaining home in The Edit Collection at Mondrian Al Marjan Island Beach Residences.
ELEVATE has put a AED50 million price on the Mondrian Beach Villa on Al Marjan Island in Ras Al Khaimah, the last home still available in The Edit Collection. The five-bedroom residence sits within Mondrian Al Marjan Island Beach Residences and was presented as the closing piece of that collection rather than one unit among many.
The duplex covers more than 8,470 sq ft and carries ceiling heights of 28 feet, with a layout built around opening the interior to the outside. The living area runs into a large private garden and swimming pool, and that garden connects straight to the beach. Somewhere in that sequence the property shifts from a home with a view into a home with frontage.
The owner gets two private parking spaces with direct entry into the residence itself. Those spaces sit apart from the main lobby and the communal entrances, which means arrivals and departures do not have to pass through shared areas. Direct beach access and sunset views come with the address, alongside the Mondrian-branded lifestyle programming and amenities attached to the wider development.
Residents of the broader scheme can use the Courtyard Pool and Bar, a Fitness Studio, the Residents Sky Club, a rooftop padel court and recovery facilities. What ELEVATE is positioning with this villa is a combination: the privacy of an individual house and the shared infrastructure, service and design language of a branded hotel and residential complex. Buyers are being offered the property on a 35/65 payment plan.
A launch folded into a Dubai party
The unveiling took place during ELEVATE's White Party, held at Cactus Park in Dubai on November 1, 2026. Zeeshaan Shah, founder and Chairman of ELEVATE, used the event to argue that the villa reflects a conviction the company has held since it entered the UAE market.

"For us, product comes first," Shah said, describing ELEVATE as a product-driven company whose philosophy rests on considered design, detail and how a home is experienced day to day. He said he took part in decisions about the villa and the wider development, from design and amenities through to the way spaces are connected, and argued that the choices people do not consciously register often shape how a home feels and works more than the visible features do. According to Shah, ELEVATE set out what it intends to deliver and carries a responsibility to see that through.
Construction at the flagship
The same event brought an update on ELEVATE's AED1.4 billion flagship development. Shoring and piling work there is complete, and construction is ahead of the programme.
Parallel to the villa launch, the White Party served as an occasion to hand out prizes in the company's Summer Broker Bonanza. Shahid Alam of Intrust Real Estate took first place and received a Ferrari F8 Tributo.
What it signals
A AED50 million villa is a statement about where the upper tier of the Al Marjan Island market is now being aimed, and about what branded residential developers believe a buyer at that level expects. ELEVATE is betting the difference is not square footage alone, which competing beachfront homes can also offer, but control over arrival, outdoor space and access — the parts of a property a resident uses daily without remarking on them. Whether that argument holds will be settled when the remaining inventory of The Edit Collection is absorbed and the AED1.4 billion scheme reaches completion. Ll(p详解_penalty_culture Napoliadesh江西ơ
