Global Partners Raises US$300M+ for Second Dubai Property Fund
The DFSA-regulated manager will back Dubai Creek Gardens with Marriott's Westin and Renaissance brands, the first such residences in the UAE.

Global Partners Limited has raised more than US$300 million for Global Partners Property Fund II, or Fund II, and will put the capital to work at Dubai Creek Gardens. The master-planned residential development overlooks Dubai Creek and was secured through an off-market acquisition in DHCC phase 2.
Global Partners is a fund manager regulated by the Dubai Financial Services Authority, operating in partnership with H&H. Fund II builds on the record of Global Partners Property Fund I, the firm's inaugural investment vehicle.
Fund I has already produced its first handover. Eden House The Canal has been successfully handed over and welcomed its first residents in 2026. It stands on the Dubai Water Canal, close to the Four Seasons Private Residences. The sister scheme, Eden House The Park, is in Jumeirah and is on track for handover in September 2027. The two residential developments carry a combined gross development value exceeding AED4 billion and deliver more than 500 residences along the waterway.
The step from Fund I to Fund II is a change in the scale of the bet as much as the amount of capital behind it. The first vehicle produced two buildings; the second backs an entire master-planned community with two international hotel brands attached. It also moves the firm from the Water Canal precinct to the Creek, a different stretch of Dubai's waterfront with its own cluster of branded projects nearby. Buying the land off market, rather than through a public tender, signals a focus on land-cost discipline in a city where site prices are a make-or-break input.
Marriott brings Westin and Renaissance to the UAE for the first time
For Fund II, Global Partners has partnered with Marriott International. The agreement introduces Westin and Renaissance branded residences to the UAE — the first for either label. Dubai Creek Gardens will include Westin Residences, oriented around wellbeing and everyday comfort, and Renaissance Residences, inspired by creativity, culture and contemporary urban living. The split gives the scheme two distinct buyer profiles: wellness for Westin, design and culture for Renaissance.
The location puts the project in established company. Kempinski Residences The Creek, The Ritz-Carlton Residences and the Swiss International Scientific School in Dubai all sit nearby, so the scheme is entering a district where branded residential formats are already familiar to buyers and operators.
On the ground, the master plan prioritizes walkability, green open spaces, sports and recreational facilities, and direct waterfront access.
The transport story is unusually strong. Residents will have access to existing and future Metro stations, including the Green Line, the future Blue Line and the new high-speed link — one of only two connecting Dubai and Abu Dhabi in under an hour. That threshold matters for buyers who work across the two emirates. A future water taxi station will create a direct marine connection to Dubai Creek Harbour, with routes running to Al Jaddaf, Dubai Festival City and the wider Creek. The water taxi routes tie the scheme into the wider Creek network on top of the road and rail links.
