Modon Opens Phase One of Wadeem Gardens With ADIB-Backed Off-Plan Finance
Villas on Hudayriyat Island are the first in Abu Dhabi to carry off-plan finance covering up to 75%, with two-hour pre-approval and a 5% rebate for Emirati buyers.

Modon Holding has released phase one of Wadeem Gardens, a villa community on Hudayriyat Island that becomes the first in Abu Dhabi to offer off-plan home finance covering as much as 75% of the purchase price. The financing is available through the developer's agreement with Abu Dhabi Islamic Bank (ADIB).
Wadeem Gardens is a residential part of Wadeem, Modon's master-planned community on the same island. The wider masterplan is organised around a 2.3-kilometre urban spine that connects key residential and community destinations across the development.
Phase one is the opening release of Wadeem Gardens, which sits alongside the residential plots already sold within the wider Wadeem scheme.
Villas, trails and waterfront
The phase offers four-, five- and six-bedroom villas, grouped into landscaped neighbourhoods. The layout is designed to give residents access to walking and running trails, waterfront promenades, and other amenities and services within the community.
Terms for buyers
Eligible buyers can secure pre-approval within two hours of applying. There is no charge for the pre-approval and no obligation to go ahead with a purchase. UAE national buyers also receive a 5% rebate on the property price, equal to the final 5% payment due at handover. The rebate is non-transferable.
Wadeem Gardens is roughly a 20-minute drive from the Abu Dhabi Corniche and about 15 minutes from Zayed International Airport.
Earlier demand
The release follows strong appetite for the wider Wadeem scheme. In July 2025, all residential plots in the community sold out within three days, generating $1.5 billion (AED 5.5 billion) in sales at the time.
Bill O'Regan, group chief executive of Modon Holding, said broadening the residential offer at Wadeem creates more routes for people to join the community while delivering long-term value for Abu Dhabi. He said the arrangement with ADIB gives buyers and investors greater flexibility to own a villa in Wadeem Gardens.
O'Regan placed 10th on a 2026 ranking of the region's most impactful real estate leaders.
Beyond Abu Dhabi
Modon is also active outside the emirate. In July, the company and luxury hospitality group Nammos Hotels & Resorts launched a hospitality project within the $35 billion Ras El Hekma development on Egypt's North Coast. Abu Dhabi Developmental Holding Company (ADQ) appointed Modon as master developer of the Ras El Hekma project in 2024.
On the Abu Dhabi Securities Exchange, Modon's market capitalisation stood at $13 billion (AED 48 billion) as of 1 October 2026.
