Uniestate's Playa Viva Set for First Residential Handover on Al Marjan Island
The Ras Al Khaimah waterfront project is due to complete in the second quarter of 2027, before Wynn Al Marjan Island opens, with most units already sold.
Uniestate expects Playa Viva to become the first residential development handed over on Al Marjan Island, with the waterfront project on track for completion in the second quarter of 2027. That date lands ahead of Wynn Al Marjan Island, the integrated resort scheduled to open the same year.
The Ras Al Khaimah scheme has entered its final sales phase, and a substantial majority of its units have already been sold. Uniestate has opened a dedicated experience centre for prospective buyers, investors and real estate brokers, where visitors can explore the development, review the residences still available and work through ownership and payment options.
Visitors can see what the finished building is meant to look like, check unit availability and compare payment plans in one place, rather than assembling the offer from a brochure.
Furnished residences and building amenities
All homes will be delivered fully furnished, with ABB smart home automation installed throughout. Owners will be free to occupy their apartments or lease them out once they take possession. The design is arranged to capture sea views and natural light, reflecting the project's waterfront focus.
Shared facilities include:
- A swimming pool
- A health club
- Steam and sauna rooms
- Water features
Ebrahim AlZaabi, Uniestate's chief executive, said Ras Al Khaimah has been "an important part of Uniestate's journey" and that the developer's commitment to the emirate is long term.
an important part of Uniestate's journey
He said Playa Viva reflects a strong location, thoughtful design and a clear focus on delivery, and that he is extremely proud the project is approaching handover. According to AlZaabi, it will be the only property completed before Wynn Al Marjan Island opens.

He also pushed back on the idea that buyers are acquiring an asset and nothing more. Playa Viva, he said, is not simply a property investment for purchasers — it gives them a chance to join a destination at a defining stage of its growth.
What the Wynn resort brings
Wynn Al Marjan Island is expected to include 1,530 rooms and suites, 22 restaurants, lounges and bars, retail outlets, entertainment facilities, a spa, a beach club and a private beach. The resort is expected to feed both tourism and real estate activity in the emirate, which drew a record 1.35 million visitors in 2025 and is aiming for more than 3.5 million a year by 2030.
For the island, the order in which things open is the part that matters. Buyers there are underwriting a resort that has not yet welcomed a guest, and a finished, furnished apartment that can be rented out before the Wynn opens gives the market its first hard read on occupancy and pricing — the numbers later phases on Al Marjan will be sold against. It also tests whether renters arrive ahead of the hotel guests they are meant to follow.
The buyer mix
Purchasers have come from Europe, Asia-Pacific, the United States and the wider Middle East. Around 85% are investors and roughly 15% are end-users who plan to live in their units. Uniestate expects owner-occupier demand to grow as the emirate's residential, tourism and business infrastructure expands.
The spread across four regions points to a project sold to an international pool of buyers rather than to a local base of second-home owners.
The developer plans to introduce mortgage offers for non-resident buyers. Terms have not been announced.
